Rock Hill's problem runs on air rather than on leaks, and it reverses direction twice a year. Through humid Carolina summers, outdoor air drawn into vented crawl spaces condenses on surfaces sitting at ground temperature, so growth develops beneath houses whose living space looks and feels fine -- and clay under those crawl spaces holds water for days after intense rain, keeping the supply constant. Through the heating season the flow reverses and indoor moisture reaches cold attic sheathing, where a bath fan terminating in the attic rather than through the roof stains and eventually delaminates it, repeating every winter until the duct is corrected. Because both halves are driven by air movement, an assessment that hunts only for water can come back empty while the cause continues. Older textile-era assemblies move air between floors in ways newer construction does not.
